We combine complementary investigation methods to narrow down the source of a leak before recommending access or repair. No single instrument can identify every leak, so our engineers compare readings with the building layout, system behaviour and visible evidence.

Our leak detection and inspection equipment

Each investigation is different. We select and combine the methods that suit the property, pipe material, suspected system and symptoms.

Moisture and humidity meters

Non-invasive Tramex moisture meters help us compare moisture levels across materials such as plasterboard, screed, concrete, tiles, laminate and timber without puncturing finished surfaces. Psychrometric readings also help us assess relative humidity and distinguish an active water source from condensation or residual drying.

Acoustic leak detection

Escaping pressurised water can create a distinctive sound that travels through pipework and surrounding materials. Sensitive ground microphones and listening equipment help us compare sound intensity and frequency across hot, cold and central-heating lines. Where suitable, compressed air can make an otherwise quiet escape point easier to hear.

Thermal imaging cameras

Infrared cameras reveal surface-temperature differences that may indicate warm water, cold water, evaporative cooling, missing insulation or concealed pipe routes. Thermal imaging is powerful when interpreted alongside moisture and pressure evidence, but a thermal image alone does not prove that a leak is present.

Tracer gas detection

For suitable systems, water is isolated and drained before an industry-standard forming gas mixture of 5% hydrogen and 95% nitrogen is introduced under controlled pressure. Its small molecules can escape through very fine openings and migrate through screed, concrete or compacted ground, where sensitive detectors help us narrow down the leak position.

HD endoscope and borescope cameras

Articulating 1080p cameras let us inspect beneath floors, above ceilings and inside service voids through a carefully selected access point. Their small camera heads can look around obstructions, often avoiding the need to remove a much larger section of the finished surface.

Drainage CCTV surveys

High-definition drainage cameras travel through difficult-to-reach waste and underground pipes to record blockages, displaced joints, fractures, root ingress and deterioration. The footage can support a condition assessment and help identify where targeted repair work is required.

Smoke testing

Controlled, non-staining test smoke can help reveal certain defects in drainage, ventilation and roof systems by showing where air is escaping. We use this selectively, after considering the building and the more suitable non-invasive methods available.

CAT and Genny location

A cable avoidance tool and signal generator help us locate and trace conductive buried services. When paired with a suitable sonde or tracer cable, the equipment can indicate the route and approximate depth of pipes before excavation, reducing unnecessary digging and the risk of striking another service.

Trace and access with minimal disruption

Trace and access is the process of locating a hidden leak and, where agreed, creating sufficient targeted access for repair. Our aim is to gather enough evidence to avoid broad exploratory damage.
